1) Choose the right agent to represent you in the sale of your home.
People often think that the first step to selling your home is determining price. However, the first step is choosing the right Real Estate Salesperson/Broker to represent you in the sale of your home.
Then, with that person:
2) Determine the correct price to list your home at.
This can be done in a few ways, though the best way is through a residential appraisal conducted by a certified appraiser. One of the other most common ways is through a Comparable Market Analysis (similar to a Broker Price Opinion) conducted by a Real Estate Professional. It is also important to note that this order of steps one and two is very important - it is not a good decision to list with an agent simply because he or she “outbids” other agents by stating a higher price. Rather, choose an agent or firm before determining price.
3) Prepare your home for the listing to “go live.”
Bill and Christian have determined seven factors that influence the attractiveness of a home. The better prepared a home is, the more likely a qualified buyer is to submit a fair offer. The seven factors are: (1) Location, (2) Price, (3) Condition, (4) Showability, (5) Accessibility, (6) Market Exposure, and (7) Commission.
4) Market the home effectively.
This is primarily the responsibility of the agent. Most agents use a very simple marketing plan:
(1) Take Pictures, (2) Post the pictures on the Multiple Listing Service, and (3) Wait.

5) Qualify Buyers.
There are four types of buyers:
(1) Serious in a Hurry, (2) Serious, Not in a Hurry, (3) Bargain Hunters, and (4) Casual Lookers.
One of the most important parts of Bill and Christian’s job is to ensure that Serious and Qualified buyers are being shown the property, which provides the best opportunity for selling a home.
6) Get showing feedback.
Potential buyers can be a great source of feedback - they can alert Agents and Sellers of possible issues that are preventing buyers from making bona fide offers to sellers.
7) Negotiate the Purchase Agreement.
As Real Estate Professionals, Bill and Christian can help a buyer make a decision because they are in a position to: (1) Follow up without appearing anxious, (2) Close without losing a position of strength, (3) Help an indecisive buyer come to a firm decision, (4) Answer a buyer’s objections without emotional involvement, and (5) Draft a legally binding Purchase Agreement when the buyer is ready to buy.
